A private well puts your water supply behind the house instead of at the utility's meter. Across parts of Kent, Allegan and Ottawa counties, that is simply how most people get their water, and for good reason: it costs almost nothing to run. The trade is that no one tests it for you. The well, the pump and the plumbing sit on the owner's side of the fence, and the water's condition can shift with the season, with construction next door, and with the age of the casing.
This article covers the parts of well water that buyers and owners should actually test, when each test makes sense, and what happens when a result comes back out of range. It is general information, not health advice. For a specific property, the county environmental health office and a well contractor who works in that part of the county are the people to call.
Why well water is different from city water
Municipal water is treated and monitored under federal and state rules, and the utility carries the risk. A private well is not part of that system. The well and the pump are maintained by the owner, and the quality of the water can change year to year with rainfall, with a new septic field on a neighboring parcel, or with livestock operations moving in nearby.
None of that means well water is unsafe. It means you test it on your own schedule, keep the well in working order, and budget for the occasional service visit instead of a monthly water bill. A house on a well usually costs less to run than one on city water, but it carries a maintenance responsibility the city house does not, and both sides are worth understanding before you sign.
What a routine well water test panel covers
Most county health departments and laboratories recommend starting with a routine panel, and the core items fall into a few groups:
- Bacteria, specifically coliforms and E. coli. These are the standard markers for surface contamination. A positive result does not automatically mean anyone is in danger, but it does trigger a retest and usually a disinfection step.
- Nitrate, most often traced to fertilizer or a septic source. The health concern here is mainly for infants and other vulnerable household members.
- pH and hardness, which shape taste, staining and how the water plays with appliances. Hardness is a management issue, not a health emergency.
- Iron and total dissolved solids, the usual suspects behind brown water and scale on fixtures.
Extra tests make sense when there is a reason for them: radon where the area is flagged, lead where the plumbing is old, and volatile compounds when the water carries a chemical taste or smell. A laboratory can tell you what it runs and what it costs for the full menu. Start with the routine panel and add from there.
When to test
Timing matters more than frequency. Four moments stand out:
- Before closing. If you are buying a house on a well, a water test belongs inside the due diligence period. It costs a small amount relative to the house, and it tells you what you are inheriting. Some buyers pair the water test with a well inspection, which looks at the casing, pump and electrical setup.
- After a change on the property or in the neighborhood. New construction, a new septic field, a farm operation, or a bad flood can shift what is in the water. A test after the change gives you a new baseline to compare against.
- On a schedule. Many owners test for bacteria every year or every two years; the county health department can tell you what it recommends for your area.
- When the water changes. Discoloration, an off taste, a smell, a drop in pressure, or a pump that runs differently than it used to: test before you assume the problem is mechanical. Water and pump problems can look the same from the kitchen sink.
How to test, and who runs the test
You do not need a lab degree. The common path is a sterile sample kit from the county health department or a laboratory: you fill the bottles exactly as the directions say and get them to the lab within the kit's time window. Some people hire a well contractor to collect the sample, which takes the guesswork out of the part that matters most.
Two details trip people up more than anything else. First, sample from the right tap, usually the one closest to the well head, with nothing else running or stored water in the lines. Second, follow the handling instructions on the kit, including any cold holding before the sample reaches the lab. A botched collection can waste the whole cycle.
Costs vary by laboratory and by how many items you order. Ask the county office what a routine panel runs in your area. That number is the one that belongs in the offer conversation, not a guess.
What a result that is out of range actually means
Start with the retest. A single positive bacteria result is usually followed by a confirmatory round, and sometimes by a sample from the well casing itself. The laboratory or the health office will walk you through the sequence; most of the time the story ends there.
If the bacteria problem is real, the fix is usually a well disinfection done by a licensed well contractor, followed by retesting to confirm the work held. It is a defined, repeatable process, not a mystery.
Nitrate is a different animal. A single elevated reading is a flag, not a diagnosis. The source could be a septic system on the property, fertilizer from a field behind it, or something older and harder to pin down. The county environmental health office is the right place to go for guidance on source investigation, and for the specific next steps a household with infants or other members who need extra caution should take.
None of this is a reason to panic. It is a reason to have a follow-up plan and a name to call before you need one.
What to ask when you are buying a house on a well
A few questions separate a well you can live with from one that will cost you time: when was it last inspected or serviced, and by whom? What are the depth, casing and pump? Has the water ever tested positive, and what was done about it? Has pressure, taste or clarity changed in the last year or two? And is there a well cover in good shape, with the pump's electrical disconnect easy to find?
A standard home inspection usually does not include a water test. It may note the visible condition of the well and pump, but the water itself is a separate item. If the test is going to be part of your decision, schedule it inside the contract's inspection window and tell your agent so it gets into the offer timeline.
The short version
A private well is a real asset and a real responsibility. Test the routine panel before you buy, then again on a schedule, and again after any change in the water or in the neighborhood. When a result is out of range, the path is retest, then a qualified contractor or the health office, not a guess. The county environmental health office and a well contractor who knows your part of the county will know more about that specific address than any article can.
